Policies as of 7/1/2026

RV Sites:

  • Additional guests 5 years & up = $7.00/per person per night for RV Sites.
  • Dog fee on RV Sites ($5.00/pet/night).
  • One vehicle per site, all guests must register if staying overnight.  Additional cars must be registered, $20/night, on a space available basis.
  • We do not allow wood burning fires in Paradise, however we do have propane fire-rings available for rent for RV Sites ($15/night or $5/night with your own tank). 3 night special (Fire Pit and Propane Tank $35). All cabins and RV Rentals have their own included.

Cabins and RV Rentals:

  • Additional guests 5 years & older $10.00/per person per night.
  • 2 night minimum (some 1 night exceptions if available) 3 night minimum on holidays & festivals.
  • No housekeeping services are provided.
  • Cabins (Creek View, Pine Creek, Little Cub and Fawn View), and RV Rentals (Coyote Ridge, Moose Meadow, and Longs Peak) are the only dog friendly accommodations ($20/per dog /per night).
  • $250 fine for any pets found to have been in any non-pet friendly cabins.

Halletts Peak Cottage:

  • Additional guests 5 years & older $10.00/per person per night.
  • 3 night minimum.
  • No housekeeping services are provided.

Check In Times:

CABINS, RV RENTALS & COTTAGE: 2:00PM – 5:00PM (CALL AHEAD FOR LATE OR EARLY CHECK IN).

RV SITES: 12:00pm – 5:00pm (CALL AHEAD FOR EARLIER AVAILABILITY). Any RV arriving after 7pm needs prior approval or will be asked to wait until the following day.

Check Out Times:

CABINS, RV RENTALS & COTTAGE: 10:00AM

RV SITES: 11:00AM

PAYMENT:

Cabin/RV Rental Payment and Cancellation Terms

A deposit equal to 50% of the stay is due upon booking, with the balance due upon arrival.

Our Cabin cancellation policy is as follows:

  • 45 Days or more: Cancellations made with 45+ days notice will receive a full refund, less a $50 cancellation fee ($100 cancellation fee applies to Hallett’s Peak Cottage). 
  • 45 Days before arrival: Cancellations made less than 45 days prior to arrival will forfeit the 50% deposit. 

Quiet hours of 10:00pm to 8:00am strictly enforced.

Visitors must be registered in office (fees for overnight extra persons, pets, and vehicles).

All cabins, rv rentals, cottage, and buildings are non-smoking. Please be conscious of the proximity of your neighbors if smoking on the patio.  A $200 fine will be charged to credit card if smoke is detected after stay.

DOGGIE RULES:

  • Your dog is definitely welcomed in Paradise!
  • Estes Park has a wonderful Dog Park in town with access to Lake Estes!
  • Dogs must be on leashes no longer than 6 feet at all times.
  • Dogs may not be left unattended.
  • Excessive barking will not be tolerated and guests may be asked to leave.
  • We provide “doggie bags” in our Dog Walk Area. Please clean up after your dog.
  • Any damage from your dog will result in charges equivalent to the incident, including replacement of any damaged items.
  • Any dog showing aggressive behavior or tendencies must leave the park immediately or be reported to Estes Park Animal Enforcement.
  • Rottweilers, Chows, Dobermans, Staffordshire Terriers, American Bulldog, (Pit Bull types) or Akitas are not allowed in the park.
  • Please inquire about local Estes Park day/pet lodging options.
  • If any dog is found in a cabin other than the designated dog friendly cabins/RV rentals, you will be fined $250 and asked to leave if you are unable to  make immediate alternative plans for the dog.

Cancellations due to weather and forest fires:
The mountains of Colorado provide magnificent vistas and recreational opportunities. Forest fires and extreme weather conditions are a reality in Estes Park. Paradise on the River is unable to provide refunds due to the weather or area forest fires unless the property is under a mandatory evacuation order from state or local authorities.

All cabins, rv rentals, cottages, and buildings are non-smoking. Please be conscious of the proximity of your neighbors if smoking on the patio.  A $200 fine will be charged to credit card if smoke is detected after stay. We follow all local and county fire restrictions.

NO REFUNDS FOR EARLY DEPARTURES.

RV Site Payment and Cancellation Terms

  • A deposit equal to 50% of the stay is due upon booking, with the balance due upon arrival.

Our RV cancellation policy is as follows: 

  • 30 Days or more:
    • Cancellations made with 30+ days notice will receive a full refund, less a $25 cancellation fee.
  • 30 Days before arrival:
    • Cancellations made less than 30 days prior to arrival will forfeit the 50% deposit. 


Group Payment and Cancellation Terms (5 or More Cabins/RV Rentals/RV Sites)

  • A deposit equal to 50% of the stay is due upon booking, with the balance due 60 days prior to arrival.  We will contact you at that time by phone to verify all details of your stay prior to charging the balance in full.

Our Group cancellation policy is as follows: 

  • 90 Days or more:
    • Cancellations made with 90+ days notice will receive a full refund, less a $500 cancellation fee. 
  • 90 Days before arrival:
    • Cancellations made within 90 days prior to arrival will forfeit the 50% deposit.
